La Montagne Releases 65 Units, Sells 57 on Launch Day

La Montagne’s Phase 4A development in the Southside has entered its ready-for-occupancy stage. Jointly developed by Kerry Properties (0683), Sino Land (0083), Swire Properties (1972), and the MTR Corporation (0066), the project launched a new round of sales on January 16. A total of 65 units from Price List No. 3 were offered for sale, with an additional 22 units available via tender.

According to market sources, as of 7:25 PM, 57 of the 65 units on the price list had been sold.

According to Centaline Property, La Montagne has the advantage of being located above a railway station. The latest price list offers a roughly 20% discount compared to previous ones, attracting both owner-occupiers and investors, with the former compromising about 50% of buyers. He predicts that tonight’s batch of units will sell out quickly, prompting the developer to release additional units for sale before the Lunar New Year.

The 65 units on Price List No. 3 include 49 two-bedroom units and 16 three-bedroom units, with usable floor areas ranging from 486 to 661 square feet. Prices start from HK$12.246 million, or HK$24,953 per square foot. After applying discounts of up to 22%, the effective starting price drops to HK$9.552 million, or HK$19,462 per square foot.

The cheapest unit is located in Block 2B, 6th floor, Unit E, with a usable floor area of 488 square feet. It features a two-bedroom layout and an effective discounted price of HK$9.552 million, or HK$19,462 per square foot.

When La Montagne first launched in July 2023, the initial batch of 88 units had a starting price of HK$9.667 million and a discounted average price per square foot of HK$27,989. In comparison, the current batch of 65 units offers a discounted average price of HK$21,845 per square foot, reflecting a 22% price reduction.
