Gold Coast Bay - The Reserve, a residential development in Tuen Mun by Early Light led by "King of Toys" Francis Choi Chee-ming, released its third price list yesterday (January 14). This new release adds 65 units, offering layouts ranging from one-bedroom to three-bedroom apartments. The discounted prices range from HK$2.848 million to HK$7.336 million, with the price-per-square-foot between HK$9,096 and HK$12,073. The average discounted price-per-square-foot for this batch is HK$10,538.

The developer announced that registrations of interest will close at 8PM on Thursday, with the first round of sales for 281 units scheduled for Saturday. A total of 3,200 registrations have already been received, representing 10 times the available units in this round of sales.

The third price list introduces 65 units, including 39 one-bedroom, 19 two-bedroom, and 7 three-bedroom units. The usable areas range from 312 to 655 square feet. After applying a maximum discount of 12%, prices fall between HK$2.848 million and HK$7.336 million, with the price-per-square-foot ranging from HK$9,096 to HK$12,073. The cheapest unit is located in Block 1B, 5th Floor, Unit M, with a usable area of 312 square feet. It features a two-bedroom layout with a discounted price of HK$2.838 million and a price-per-square-foot of HK$9,096.

The developer clarified that the pricing for this batch remains consistent with previous releases, with adjustments based on unit orientation and views. Sales arrangements were also uploaded today. The full 281 units from three price lists will be available for sale in the first round on Saturday. These units are valued at HK$1.189 billion, with approximately 40% of them priced below HK$3 million after discounts. The discounted prices for these units range from HK$2.422 million to HK$7.336 million, with the price-per-square-foot between HK$7,941 and HK$12,073. The average discounted price-per-square-foot is HK$10,064.

Gold Coast Bay - The Reserve offers a total of 631 units, with layouts ranging from studios to three-bedroom apartments. The usable areas range from 305 to 1,329 square feet. Studios account for 72 units with usable areas between 305 and 311 square feet. There are 166 one-bedroom units with areas between 304 and 318 square feet. Two-bedroom units make up 256 apartments, ranging from 427 to 545 square feet. The development also includes 79 three-bedroom units with areas between 651 and 900 square feet, as well as 58 special-feature units with usable areas ranging from 269 to 1,329 square feet.
