Since launching sales three years ago, Mangrove in Hung Hom, a development by Kwai Hung Group, now has only four remaining units. On September 9th, the developer released an updated price list (Price List 3A), eliminating all previous discounts and reducing the list prices of the remaining four units by 34.4% to 40.9%. This effectively results in a price reduction of 20% to 28%. The four units will be available for sale starting this Friday, September 13th.
The new price list includes units 21E, 23D, 28B, and 28C, with saleable areas ranging from 186 to 334 square feet. Previously, buyers could enjoy up to an 18% discount, with discounted prices ranging from HK$4.698 million to HK$9.082 million. However, with the new price list, no discounts will be offered, but the list prices for the units have been reduced to between HK$3.383 million and HK$6.993 million, which is 20% to 28% lower than the original discounted prices.
For example, the unit with the largest price reduction is unit 23D, a 186-square-foot studio. Its previous discounted price was HK$4.698 million, but with the updated price list, the new price is HK$3.383 million, representing a reduction of HK$1.315 million or approximately 28%.
Sales Began in 2021
The project originally launched its first round of sales in September 2021, offering all 130 units. On that day, 128 units were sold. However, sales were suspended in December of the same year. During the three-year suspension, two units saw deposits forfeited, leaving only the final four units available for sale.
