Sun Hung Kai Properties (0016) has unveiled the first phase of its Sierra Sea residential development in Sai Sha, with the first price list is expected to be released soon.
Two show flats were showcased to the media: a two-bedroom unit on the 10th floor of Block 1 and a three-bedroom unit on the 10th floor of Block 3. Both units incorporate a "sustainable, multi-generational design" concept that prioritises safety, accessibility, and functionality. Key features include non-slip flooring, shower rooms equipped with innovative grab bars, and magnetic notice boards integrated into the walls. High-ceiling designs are complemented by foldable ladders and pull-down cabinets, while wider hallways and adjustable door frames allow residents to modify bedroom and bathroom sizes as needed. Balconies are designed with raised railings and wooden flooring to enhance both safety and aesthetics.
The two-bedroom unit, located in Block 1, offers a usable area of 453 square feet, along with a 27-square-foot balcony and a 16-square-foot utility platform. Its open-plan kitchen features a stone-patterned countertop, and the practical rectangular layout ensures easy placement of furniture. Meanwhile, the three-bedroom unit in Block 3 provides a usable area of 523 square feet, with a 27-square-foot balcony. The unit includes a solid wooden front door with electronic locks, low-emissivity coated glass for enhanced soundproofing and heat insulation, and built-in storage units to help residents organise their homes efficiently.
The Sierra Sea project consists of 781 units spread across four towers, with building heights ranging from 17 to 32 stories. The development focuses on smaller units, with 70% of the flats being one- or two-bedroom layouts. Unit sizes range from 279 to 1,021 square feet, and there are 47 special layouts available. Each standard floor accommodates 8 to 9 units, served by three elevators.
