Sun Hung Kai Properties has announced details for the first sales round of its Sierra Sea Phase 1A (2) development in Sai Sha. The first batch of 329 units will go on sale this Saturday (April 26), with 318 units listed on the price sheet and 11 special units (including penthouses, podium, and garden units) available via tender. The discounted average price per square foot is HK$10,877, and prices start at HK$2.998 million.
The first batch includes 318 units, comprising 38 one-bedroom, 186 two-bedroom, and 94 three-bedroom apartments. After applying a maximum 15% discount, prices range from HK$2.998 million to HK$8.3827 million, with discounted prices per square foot between HK$9,499 and HK$12,702. The cheapest unit is a one-bedroom flat in Block 5, offering 301 square feet of usable space, priced at HK$2.998 million after discounts, or HK$9,963 per square foot.
As of now, over 21,000 registrations have been received for the 318 units on the price list, meaning the batch is oversubscribed by 65 times. According to Sun Hung Kai Properties, 40% of the buyers are bulk purchasers. Registration for the first round will close at 8 PM on Thursday (April 24). Sales will be divided into two groups, A and B, with Group A further split into A1, A2, and A3 subgroups. Bulk buyers in Group A can purchase up to 10 units, with A1 eligible to buy 3–10 units, A2 eligible for 2–3 units, and A3 required to purchase one unit of 700 square feet or larger. Group B buyers, primarily individual purchasers, can buy up to two units.
