A penthouse at Opus Hong Kong on The Peak was sold in mid-March for HK$512 million, including two parking spaces, at a unit price of HK$94,048 per square foot.
Despite a slight 0.47% appreciation over 10 years, the original owner, former Hengli Commercial Properties (Group) chairman Chen Chang-wei, incurred an actual loss of HK$24.38 million after accounting for stamp duties and agent fees.
The property spans 5,444 square feet with a 1,508-square-foot rooftop. The new buyer, a company registered overseas, remains unidentified. Opus, developed by Swire Properties and designed by architect Frank Gehry, is a luxury building with only 12 exclusive units, each offering privacy and 180-degree Victoria Harbour views.
