Kerry Properties' (0683) luxury development Mont Verra at 3 Lung Kui Road, Beacon Hill, recorded a significant transaction. On April 9, the developer announced that a 4,253-square-foot unit on the 5th floor of Block 1, featuring four en-suite bedrooms and two maid's rooms, was sold along with a parking space for HK$227.5 million. The transaction price translates to approximately HK$53,492 per square foot.
So far, 36 units in the project have been sold, generating over HK$10.5 billion in revenue, with an average price of HK$58,000 per square foot.
Meanwhile, another record-breaking sale occurred at In One Above, a project jointly developed by Chinachem Group and MTR Corporation (0066) above the Ho Man Tin MTR station. A two-bedroom unit with a storage room on the 27th floor of Block 1A, with a usable area of 591 square feet, was sold for HK$20.7471 million, setting a new price record for similar units in the project. The price per square foot reached HK$35,105.
