According to Asia Standard International executive director Phileas Kwan, the Group’s new large-scale residential development High Park, located in Hung Shui Kiu, Hung On Lane 1 with more than 1,000 units, will release its first phase, High Park I. Hoping that the project would be completed in the short term, Kwan said that the pre-sale agreement for the project has been approved, and sales will be launched within the quarter, targeting small families. Kwan added that prices would be in line with those of other new projects in the area, while taking into account the project’s unique features.
Over 70 per cent of the 1,000 flats will be two-bedroom units
The High Park project will be divided into two phases of development, offering 1,025 units. Among them, 623 units are provided in High Park I, with standard units ranging from one- to three-bedrooms flats, with saleable area of 321 to 522 square feet. The available flats include 134 one-bedroom units, 348 two-bedroom units, and 36 three-bedroom units, as well as 105 units with special features. Two-bedroom units comprise over 70 per cent of the project’s flats. High Park will be located in the heart of the Northern Metropolis, in close proximity to three railways, namely Hung Shui Kiu Light Rail Station, Hung Shui Kiu MTR Station on the Tuen Ma Line (scheduled to start construction in 2024) and the Hong Kong-Shenzhen Western Express Railway (under construction). The project is also located near large shopping malls, bus stops, and minibus stops.
In One Above sells 90 units on Sunday
In other news, Helen Fung, director of sales at Chinachem Group, said that the first sale of 90 units of The Opposite House at Ho Man Tin Station in cooperation with MTR was confirmed on Sunday (21 May), and tickets will be closed at 2:00 pm this Saturday. As of yesterday at 12pm noon, more than 2,000 votes were collected. 90 units were sold in the first sales round on Sunday, 21 times oversubscribed; another 20 units will be sold by bidding next Monday, including 18 three-bedroom flats with views of Victoria Harbor, the first two units on the price list with pool views and terraces.
Fung added that due to a large number of mainland Chinese customers, the newest round of sales would prioritise group A1 (buyers who have registered for or purchased flats from both Phases IB and IC). Buyers of Group A1 will have to purchase at least one three-bedroom flat, one two-bedroom unit with storage, or two to four units.
The first round of sales includes 90 units, including 24 one-bedroom units, 44 two-bedroom units and 22 three-bedroom units. The discounted prices for several houses is less than HK$10 million; the total market value of price list exceeds HK$1.65 billion. Fung said that 60 per cent of In One Above’s units are equipped with ALEA series kitchen cabinets from the Italian kitchen cabinet brand Poliform, with a total retail value of over HK$115 million.
