Kerry Properties' (0683) residential project, Hava in Yuen Long, has added 60 units to its third price list. The developer announced that the first round of 250 units will officially go on sale this Saturday, February 22. So far, the project has received over 9,000 registrations of interest, representing an oversubscription of approximately 35 times based on the first three price lists.
The newly added 60 units include one-bedroom and two-bedroom layouts. Specifically, there are 32 one-bedroom units with open kitchens and 28 two-bedroom units with open kitchens. The saleable areas for these units range from 282 to 397 square feet. The units are priced between HK$3.62 million and HK$6.07 million before discounts, with price per square foot ranging from HK$12,712 to HK$16,610. After applying discounts and cashback offers, the effective price drops to HK$2.95 million to HK$4.949 million, with the price per square foot reduced to HK$10,347 to HK$13,558.
Hava consists of two towers and offers a total of 594 units. The usable areas range from 245 square feet to 851 square feet, with unit types including 226 one-bedroom units, 310 two-bedroom units, and 21 three-bedroom units, along with special rooftop and terrace units. Tower 1, which includes Blocks 1A and 1B, has 23 floors, while Tower 2 has 22 floors. Both towers feature dual elevators per floor.
The first batch of 250 units, which includes units from the first three price lists, will be available for sale this weekend. The developer is optimistic about the high level of interest and plans additional launches depending on demand. This project reflects strong buyer demand in Yuen Long’s property market, with significant interest in competitively priced new developments.
