The luxury property market continues to attract mainland Chinese buyers. Recently, a large flat at 3 Lung Kui Road, Beacon Hill, part of the Mont Verra development by Kerry Properties (0683), was successfully sold via tender.
The unit sold was a mid-floor flat in Block 6, Unit A, with a saleable area of 3,787 square feet. It features four bedrooms, all en-suite, along with two maid’s rooms. The property was sold for HK$180 million, including a parking space, translating to an average price of HK$47,531 per square foot.
This year, the Mont Verra project has recorded 25 transactions, bringing in over HK$8.1 billion. To date, 30 units have been sold, totaling more than HK$9.3 billion, with an average price per square foot of around HK$60,000.
Mont Verra consists of five residential towers and three exclusive garden villas, offering a total of 61 large flats and 3 villas. The saleable areas of the flats range from 3,466 to 8,583 square feet, including standard flats, garden units, and penthouses. The three villas range from 11,382 to 11,692 square feet, each with over 10,000 square feet of private gardens, outdoor swimming pools, private elevators, and garages.
