7年前700萬高位接火棒 570萬沽葵涌月海灣慘蝕130萬

葵涌本月交投暫錄得21宗成交，市場熱度上升，吸引不少用家及投資者積極入市。近日一名區內用家以570萬元購入葵涌月海灣的2房單位，原業主持貨7年，最終以蝕讓130萬元離場。

美聯物業分行營業經理陳偉健表示，該單位位於月海灣1座高層A室，實用面積410平方呎，2房間隔，業主原於今年3月以588萬元放盤，累減18萬元後，最終以570萬元成交，成交呎價13,902元。

原業主放盤不足一個星期，便獲買家洽購，新買家是區內用家，物色明廁單位已久，加上鍾情月海灣前排的開揚海景，於是決定入市，原業主於2018年樓市高峰期以700萬元買入單位，持貨7年，帳面蝕讓130萬元或貶值近2成。

月海灣位於葵涌葵聯路100號，屬下葵涌葵地區，與葵盛西邨及葵聯邨為鄰，遠離葵芳地鐵站及市中心，月海灣於建於半山，地勢較高，大部分單位可觀賞開揚景觀，部分可望貨櫃碼頭及藍巴勒海峽一帶海景。
