2字頭沽出｜去年撤辣後「一炮過」買屯門時代廣場未夠一年貶值14%

屯門時代廣場一個細價上車盤，近日以272萬元沽出，帳面蝕14%。

代理指，上述成交個案為屯門時代廣場E座中低層7室，實用面積272平方呎，一房間隔，以272萬元售出，呎價約1萬元。

原業主於去年3月，即樓市全面撤辣後下一個月，「一炮過」FULL PAY約315萬元買入單位，持貨不足一年，貶值約43萬元或14%。

若計算買入時所繳的稅款約1.51萬元，以及買賣佣金約5.87萬元，實蝕約50.38萬元。

現時28Hse有多個同戶型單位放盤中，售價介乎250萬至270萬，呎價低見9,191元，比上述成交單位更低水。
