美聯物業 - 易秉中經理表示，黃埔花園交投穩定，本月暫錄約16宗成交。該行最新促成一宗三房套連士多房戶成交，買家為區內換樓客，以$838萬承接，成交價較市價低約5%。

成交單位為黃埔花園三期1座中層E室，實用面積約681平方呎，採三房套房連士多房設計，座向東南，外望內園景。單位原以$880萬放盤約兩個月，近日獲買家洽詢，經議價後以$838萬元成交，折合實用呎價約$12,305。

資料顯示，原業主於2014年3月以約$236.7萬購入單位，持貨約11年，現轉手帳面獲利約$601.3萬，物業期內升值約254%。
