中原地產馬鞍山迎海御峰分行資深區域營業經理胡耀祖表示，近日樓市充斥觀望氣氛，馬鞍山錦龍苑最新錄本月首宗成交，單位為C座中層09室，單位建築面積827平方呎，實用面積645平方呎，3房間隔，叫價約$490萬，日前議價後以居二市場價$450萬易手，實用平均呎價$6,977。

中原胡耀祖指，新買家為上車客，見單位間隔合用，造價合理，即入市單位自用。據悉，原業主於1993年以$75.5萬購入單位，持貨約31年，現轉手賬面獲利約$374.5萬離場，單位期內升值5倍。
