中原地產馬鞍山天宇海分行分區營業經理陳鴻霆表示，馬鞍山8月暫錄30多宗成交，較上月同期跌約2成，迎濤灣剛錄本月首宗成交，屋苑最新錄2座低層B室，單位建築面積959平方呎，實用面積735平方呎，3房連套房間隔，開價約$910萬，議價後以$850萬易手，實用平均呎價$11,565。

據了解，原業主於2001年以$321萬購入單位，持貨22年，賬面獲利約$529萬離場，單位期內升值165%。
