中原地產馬鞍山迎海御峰分行資深區域營業經理胡耀祖表示，近期港股較為波動，觀望氣氛增加，馬鞍山迎海本月暫錄約7宗成交，屋苑最新錄3期迎海．星灣御22座中層D室，單位實用面積496平方呎，2房連儲物房間隔，叫價約$680萬，議價後以$666萬易手，實用平均呎價$13,427。

胡耀祖指，新買家為上車客，見單位間隔合用，價錢合理，即入市單位自用。據了解，原業主於2022年以$782萬購入單位，持貨約2年，現轉手賬面蝕讓約$116萬離場，單位期內貶值14.8%。
