中原地產 - 胡耀祖經理表示，近期聖誕及新年節日氣氛濃厚，整體交投步伐放緩，馬鞍山聽濤雅苑最新錄2座中層B室，單位建築面積977平方呎，實用面積788平方呎，3房連套房間隔，叫價約$950萬，日前議價後以$927萬易手，實用平均呎價$11,764。

中原胡耀祖指，新買家為用家，見單位間隔合用，價錢合理，即入市單位自用。據悉，原業主於2021年以$1,080萬購入單位，持貨約3年，現轉手賬面蝕讓約$153萬離場，單位期內貶值14.2%。
