馬鞍山海典居6座中層3房連套房戶減價至$1488萬易手

中原地產馬鞍山天宇海分行分區營業經理陳鴻霆表示，近期一手新盤以平價推盤搶客，二手難免受影響，馬鞍山區本月至今暫錄約38宗成交，較上月同期減少約2成。其中海典居本月暫錄2宗成交，包括6座中層A室，單位實用面積947平方呎，建築面積1228平方呎，3房連套房間隔，開價約$1500萬，其後減價至$1488萬易手，實用平均呎價$15,713。

中原陳鴻霆指，新買家為用家，原業主於2016年以$968萬購入單位，持貨7年，賬面獲利約$520萬離場，單位期內升值約53.7%。
