中原地產馬鞍山天宇海分行分區營業經理陳鴻霆表示，日前促成馬鞍山海典居7座中層C室，單位實用面積1,066平方呎，建築面積1,375平方呎，3房連套房及多用途房間隔，望海景，開價約$1,700萬，日前零議價易手，實用面積平均呎價$15,947，屬近期好價成交。

中原陳鴻霆指，新買家為用家，見單位間隔合用，造價合理，即入市單位自住。據了解，原業主於2008年以$835萬購入單位，持貨16年，是次轉手賬面獲利約$865萬離場，期內升值約104%。
