中原地產沙田置富第一城分行副區域營業經理伍錦基表示，近期入市氣氛向好，推動交投，馬鞍山嵐岸本月暫錄約3宗成交，平均實用呎價約$12044，包括7座中層F室，單位建築面積939平方呎，實用面積701平方呎，3房連套房間隔，座向西，望池景及海景，開價約$880萬，議價後以$830萬易手，實用面積呎價$11840。

據了解，新買家為用家，見單位價錢合理，間隔合用，即把握機會入市單位自住。原業主則於2014年以$630萬購入單位，持貨10年，現轉手賬面獲利$200萬離場，單位升值約31.7%。
