馬鞍山峻源4房1900萬沽,業主3年輸1320萬跌價4成!

跌市下新界屋苑防守力較弱,近年以高價開售的新界豪宅屋苑錄得二手勁蝕成交,馬鞍山半新盤峻源1座低層一伙4房單位以1,900萬沽出,業主持貨3年,帳面損手1,320萬元,單位跌價41%。

世紀21奇豐物業馬鞍山市中心分行經理張翠珊表示,上述單位為1座低層B室,實用面積1,602平方呎,屬4房2廳間隔,座向東北望海景。原業主叫價3,300萬元,放盤8個月,經議價後大幅減1,400萬元至1,900萬元成交,減幅達42.4%,實用面積呎價11,860元。

據了解,原業主於2021年1月以3,220萬元購入單位,持貨3年至今將單位易手,賬面虧蝕1,320萬元,單位期內跌價41%。以同區屋苑新港城2房戶最新成交價約450萬計,蝕幅夠買約3伙新港城。
