世紀21奇豐物業新港城中心區域經理莊瑞生表示，該行新近錄得馬鞍山峻源成交，單位為1座高層A室，實用面積1,615平方呎，屬4房大單位間隔，座向東面望西貢全海景。原業主叫價$4,200萬，放盤僅一星期，經議價後大幅減價至$3,433萬成交，減幅18.3%，實用面積呎價$21,257。

據了解，原業主於2020年10月以$3,860萬購入單位，持貨近4年至今將單位易手，賬面虧蝕$427萬，單位期內跌價11%。
