香港置業西九龍星匯居分行首席聯席董事曾家輝表示，該行日前促成長沙灣海華麗軒低層B室，實用面積約332平方呎，建築面積約473平方呎，屬2房間隔，向西北望市景，原業主以約$550萬放盤約3個月後吸引外區客洽詢，經議價後決定以$528萬易手，實用面積平均呎價約$15,904，建築面積平均呎價約$11,163。

據悉，新買家為首置客，心儀單位景觀開揚，故睇樓2次後決定購入單位。原業主於2012年9月以約$288萬購入，是次轉手帳面獲利$240萬，升值約83.3%。
