美聯物業鑽石山星河明居分行營業經理黎志榮表示，鑽石山龍蟠苑E座中層12室，實用面積約383平方呎，屬2房間隔，座向北方，外望園景。據悉，原業主以$450萬放盤約兩星期，近期獲上車客洽詢。買家心儀單位附企理裝修，高層景觀開揚，而且屋苑鄰近港鐵站，見本地銀行跟隨美國減息，故加快入市決定，睇樓2次即承接單位自住。雙方洽議數天，最終單位以自由市場價$420萬易手，實用面積平均呎價約$10,966，屬市價成交。

參考成交資料，原業主於2012年1月以自由市場價$284.5萬購入上述物業，持貨約12年，是次轉手帳面賺約$135.5萬，或約47.6%。
