香港置業東中九龍星河明居分行首席高級營業經理楊潤彬表示，位於鑽石山悅庭軒1座中層A室，實用面積約449平方呎，建築面積約570平方呎，屬2房間隔，向東望山景，單位以$690萬放盤僅3日即獲區內客接洽，雙方經議價後減價$50萬，以約$640萬成交，實用面積平均呎價約$14,254，建築面積平均呎價約$11,228，低市價約5%。

據了解，新買家為夫婦，心儀物業景觀開揚，故睇樓2次後隨即拍板入市。原業主於2011年11月以約$323萬購入上述單位，持貨約11年，是次轉售帳面賺約$317萬，物業升值近1倍。
