中原地產 - 胡耀祖經理表示，近期節日氣氛濃厚，交投步伐放緩，馬鞍山區本月暫錄約75宗成交，按月跌約3成，其中迎海本月暫錄約10宗，屋苑最新錄3期迎海．星灣御25座中層C室，單位實用面積510平方呎，1房間隔，叫價約$700萬，日前議價後以$688萬易手，實用平均呎價$13,490。

胡耀祖指，新買家為上車客，見單位間隔合用，價錢合理，即入市單位自用。據悉，原業主於2014年以$641萬購入單位，持貨約10年，現轉手帳面獲利約$47萬離場，單位期內升值7.3%。
