貨尾備戰全新盤 減息前大劈價達28%

減息風起,議息前夕發展商頻頻出現新動態,最新有啟德新盤天璽•天,項目毗鄰港鐵啟德站,享地理優勢。發展商預告開價參考同區、港島及九龍區豪宅項目,但面對啟德區內,現時有近3,900伙貨尾,值得觀望高價推售有否足夠的承接力。

趁全新盤未開售,餘貨要趁機減價促銷,本周末為全新盤夾擊前的最後逃生門,有約200伙貨尾推售,最多為屯門NOVO LAND第3B期,售154伙;全盤僅剩餘4伙未售的紅磡曼翹,「劈價」高達28%推售。  

灣仔ONE WOOD ROAD招標3個月未「開齋」,臨時轉陣變價單出售,小試牛刀,以折實平均呎價約23,003元推售10伙,折實價由約985萬至約1,167萬元。由於發展成本高,發展商表示試水溫的開價屬於「蝕賣」,意味將來有加價空間。
