調景嶺維景灣畔10座中高層2房戶區內租客租轉買以$763萬承接

美聯物業將軍澳天晉分行高級分區營業經理黃麗貞表示，撤辣後區內「租轉買」個案增多。該行剛促成一宗調景嶺維景灣畔2房單位的交投，區內租客心儀單位有型格裝修，最終以$763萬購入單位自住，折合實用呎價約$15,383。

黃麗貞指，上述成交單位為調景嶺維景灣畔10座中高層B室，實用面積約496平方呎，屬2房間隔，座向西南，望海景。據悉，業主原本叫價$780萬，放盤約6個月，獲區內租客洽詢，買家心儀單位間隔四正，景觀開揚，附有型格裝修，而且銀行估價足，故決定「租轉買」，承接單位自住。經議價後，單位最終以$763萬易手，折合實用呎價約$15,383。

參考成交資料，原業主於2016年12月以$680萬購入上述物業，持貨約8年，是次轉手帳面賺約$83萬，或約12.2%。
