西營盤金帝軒中層3房戶議價後以$755萬承接

美聯物業西營盤站分行高級分區營業經理陳凱廸表示，該行剛促成西營盤金帝軒一個3房單位的交投，區內上車客以$755萬入市。單位4年貶值約18%。

陳凱廸稱，上述成交的單位為金帝軒中層B室單位，實用面積約439呎，建築面積約為656呎，為3房間隔，近期叫價約為$830萬，上車客心儀單位四正實用，議價後以$755萬承接，折合實用呎價約為$17,198，建築呎價約為$11,509。

資料顯示，原業主於2020年5月以約$920萬購入物業，持貨約4年，是次轉手虧蝕約$165萬，或約17.9%。
