西灣河逸濤灣3座秋盈軒中層3房戶租客以月租$4.5萬承接

美聯物業上東嘉亨灣分行高級區域經理佘錦驊表示，該行新近促成西灣河逸濤灣一個863實呎租盤成交，由於屋苑質素佳及交通方便，故獲租客以月租$4.5萬承接，2009年貨租金回報約5.7厘。

佘錦驊表示，上述成交單位為逸濤灣3座秋盈軒中層D戶，實用面積863呎，建築面積約1,116呎，屬於三房套房連儲物室間隔，單位間隔寬敞，而且屋苑質素理想，會所完善，而且交通方便，故租客以月租$4.5萬承接，折合實用呎租約$52.1，建築呎租約為$40.3。

資料顯示，單位業主於2009年5月以$940萬購入上述單位，若以目前租金水平計算，租金回報逾5.7厘。
