荔枝角泓景臺8座高層2房戶首置客以$788萬入市

香港置業西九龍星匯居分行首席聯席董事表示，市場憧憬美國將於9月宣佈減息，對本港樓市是利好消息，泓景臺本月暫錄4宗成交，與上月同期相若。該行剛促成一宗該屋苑2房單位買賣成交，外區客斥約$788萬入市自住，實用呎價約$15,301，屬市價成交。

上述售出單位為泓景臺8座高層H室，實用面積約515平方呎，建築面積約683平方呎，屬2房間隔。單位以約$838萬放售約5個月後終獲外區客洽詢，累減價約$50萬後，以$788萬易手，實用呎價約$15,301，建築呎價約$11,537。據了解，新買家為首置客，心儀單位間隔四正，環境清幽，故睇樓數次後即拍板承接。

資料顯示，原業主在2002年9月以約$194萬購入上述物業，持貨約22年，是次轉售賺約$594萬離場，單位期內升值約3.1倍。
