美聯物業荃灣愉景新城分行聯席區域經理鍾家豪表示，日前促成荃灣錦豐園1座高層E室單位，實用面積約564平方呎，建築面積約780平方呎，3房間隔。據悉，買家為區內上車客，見通關後帶旺區內氣氛，盤源消耗速度加快，把握心儀單位速入市，放工即睇樓，議價至深夜拍板，單位終以$568萬成交，實用面積平均呎價約$10,071，建築面積平均呎價為$7,282。

據了解，原業主於2002年以約$332萬購入上述物業，持貨20年，賬面獲利$236萬，期內物業升值約71%。
