自劈5球買家再鋤多8球投資總監沽貝沙灣全海景4房連車位慘蝕2,230萬

豪宅市場近日再錄得一宗大額蝕讓。港島薄扶林貝沙灣一個4房海景單位，近日以5,070萬元連車位成交，呎價為28,198元，原業持貨3年，慘蝕2,230萬元。

消息指，該單位為貝沙灣第四期5座中層A室，實用面積1,798平方呎，4房間隔，並享無遮擋的全海景。原業主早前以6,398萬元放售單位，惜無人問津，其後主動減價至5,888萬元，以求買家承接。新買家進一步「鋤價」818萬元，最終以5,070萬元成交，呎價約為28,198元。代理表示，該呎價已經回到同屋苑於2015年的水平。

據悉原業主是一位資產管理公司的投資總監，於2021年樓市高位時，以7,300萬元購入此單位自住，持貨3年，帳面虧損達2,230萬元離場，樓價蒸發超過30%。
