維港·星岸洋房買家7年後撻大訂,料發展商殺訂3121萬!

近年樓價回落,有於樓價高峰期採用「先住後付」方式入市的買家選擇撻訂離場。長實旗下紅磡維港‧星岸新錄洋房撻訂,該2號洋房實用面積2,196方呎,屬4房雙套間隔,連796方呎花園,據成交紀錄冊顯示,2號洋房於2018年4月以逾1.1億元成交,呎價逾5萬元,惟買家新近終止買賣合約,料買家已撻大訂。

資料顯示,買家當時選用發展商提供的「Super Stars 39」付款計劃,可先住後付,並在180天內分4期付兩成首期,180天後再分33期,每月共繳付8.25%訂金,換言之,買家已支付28.25%訂金,涉約3,121萬元,料已遭發展商殺訂。

目前28Hse網站有一個維港·星岸洋房放盤,為實用面積2,235平方呎的1號屋,屬4房雙套連工人套間隔,為大單邊,附帶全苑最大1,405呎花園,放盤叫價9,480 萬元,呎價約42,416 元。
