粉嶺雍盛苑A座高層3房戶居二市場價$403.8萬易手

中原地產粉嶺帝庭軒分行經理蔡天賜表示，近期整體交投氣氛向好，粉嶺上水區本月暫錄約72宗成交，按月升約3成。粉嶺居屋雍盛苑最新錄得一宗成交，單位建築面積892平方呎，實用面積636平方呎，屬3房間隔，叫價約$420萬，議價後以居二市場價$403.8萬易手，實用面積平均呎價$6349。

蔡天賜指出，新買家為上車客，見單位間隔合用，業主提供合理議價空間，即決定入市單位作自住之用。據了解，原業主則於2012年以$230萬購入上址，持貨約12年，是次轉手賬面獲利約$173.8萬，期內賺幅約75.6%。
