中原地產粉嶺帝庭軒分行經理蔡天賜表示，近期整體交投氣氛向好，粉嶺上水區11月暫錄約36宗成交，與上月同期相若，粉嶺花都廣場最新錄6座高層F室，單位實用面積526平方呎，建築面積706平方呎，屬3房間隔，叫價約$538萬，議價後以$526萬易手，實用面積平均呎價$10,000。

中原蔡天賜指，新買家為換樓客，見單位間隔合用，價錢合理，即購入單位自用。據了解，原業主則於2006年以$173萬購入上址，持貨約18年，是次轉手賬面獲利約$353萬，期內賺幅約204%。
