粉嶺祥華邨議價後以綠表市場價$168萬獲承接

中原地產粉嶺中心分行經理蔡堅濤表示,日前促成粉嶺祥華邨祥智樓中層B3室,實用面積381平方呎,開價約$193萬,日前議價後以綠表市場價$168萬獲承接,實用面積平均呎價$4,409。

中原蔡堅濤指,新買家為同區客,將原有公屋交回換取綠表資格入市,見單位價錢合理,少有放盤,即購入單位自用。據了解,原業主於2004年以$21.3萬購入上址,持貨20年,現轉手賬面獲利$146.7萬離場,單位期內升值6.9倍。
