中原地產粉嶺碧湖花園分行經理蔡天賜表示，近期入市氣氛持續正面，粉嶺上水區本月暫錄約73宗二手成交，較上月同期跌約10%，其中欣盛苑佔3宗成交，最新錄得成交單位為C座中層03室，單位建築面積514平方呎，實用面積401平方呎，2房間隔，開價約$260萬，日前議價後以居二市場價$255萬易手，實用面積平均呎價$6359。

中原蔡天賜指，新買家為白居二客，見單位價錢合理，間隔合用，即決定入市單位作自住之用。據了解，原業主則於1993年以約$51.8萬購入上址，持貨31年，是次沽出單位獲利約$203.2萬離場，單位升值約3.9倍。
