中原地產粉嶺名都分行區域營業董事陳國輝表示，近日整體交投氣氛正面，粉嶺上水區本月暫錄約34宗二手成交，其中粉嶺牽晴間佔6宗成交，最新錄10座中層H室，單位建築面積535平方呎，實用面積386平方呎，2房間隔，開價約$475萬，日前議價後以$438萬沽出，平均實用呎價$11,347。

中原陳國輝表示，新買家為上車客，見單位間隔合用，價錢合理，即購入市單位自。據了解，原業主於2016年以$425萬購入單位，持貨約8年，現轉手帳面升值約$13萬離場，單位期內升值約3.1%。
