中原地產粉嶺碧湖花園分行經理蔡天賜表示，撤辣後，整體成交明顯回暖，粉嶺欣盛苑本月暫錄3宗成交，屋苑最新錄G座高層04室，單位實用面積645平方呎，建築面積827平方呎，3房間隔，開價約$440萬，最終以居二市場價$430萬易手，實用面積平均呎價$6667。

中原蔡天賜指，新買家為用家，見單位價錢合理，少有放盤，即決定入市單位作自住之用。據了解，原業主則於2008年以$130萬購入上址，持貨16年，是次沽出單位獲利約$300萬離場，單位升值約2.3倍。
