中原地產粉嶺名都分行區域營業董事表示，美國下月公布議息結果，市場觀望濃厚，粉嶺上水區本月暫錄約35宗成交，較上月同期跌約2成，其中粉嶺御庭軒剛錄本月首宗成交。分行最新錄得6座中層C室，單位建築面積722平方呎，實用面積507平方呎，3房間隔，開價約$638萬，日前議價後以$550萬沽出，平均實用呎價$10,848。

新買家為分支家庭客，見單位間隔合用，價錢合理，即購入市單位自住。據了解，原業主於2006年以$197萬購入單位，持貨約18年，現轉手賬面獲利約$353萬離場，單位期內升值約179%。
