中原地產粉嶺帝庭軒分行經理蔡天賜表示，近期整體交投氣氛向好，粉嶺上水區本月暫錄約84宗成交，按月升約3成多，粉嶺嘉盛苑佔約2宗，屋苑最新錄C座中層02室，單位建築面積829平方呎，實用面積606平方呎，屬3房間隔，叫價約$538萬，議價後以自由市場價$488萬易手，實用面積平均呎價$8053。

中原蔡天賜指，新買家為用家，見單位間隔合用，業主提供合理議價空間，即決定入市單位作自住之用。據了解，原業主則於2008年以$136.5萬購入上址，持貨約16年，是次轉手賬面獲利約$351.5萬，期內賺幅約258%。
