用家變炒家｜收樓一個月即放屯門上車盤離港前速賺26萬

近期二手房市場交投逐漸回暖，特別是短炒個案的增加，3月份至少錄得超過10宗短炒個案。屯門怡樂花園一位業主在收樓後不久即成功將單位以326萬元售出，較去年11月的購入價高出約10%。

上述單位位於怡樂花園2座高層A室，實用面積為335平方呎， 2房間隔，景觀開揚，裝修企理。原業主於去年11月以300萬元購入該單位，並於今年2月收樓，隨後業主即以330萬元放盤，經議價後最終減4萬元易手，以326萬元成交，成交呎價為9731元。

祥益地產高級分行經理古文彬表示，原業主原本是用家，但因需要離港而決定出售該單位。這位原業主在短短5個月內由用家變短炒炒家，帳面獲利達26萬元或升值9%。
