用家變炒家|收樓一個月即放屯門上車盤 離港前速賺26萬

近期二手房市場交投逐漸回暖,特別是短炒個案的增加,3月份至少錄得超過10宗短炒個案。屯門怡樂花園一位業主在收樓後不久即成功將單位以326萬元售出,較去年11月的購入價高出約10%。

上述單位位於怡樂花園2座高層A室,實用面積為335平方呎, 2房間隔,景觀開揚,裝修企理。原業主於去年11月以300萬元購入該單位,並於今年2月收樓,隨後業主即以330萬元放盤,經議價後最終減4萬元易手,以326萬元成交,成交呎價為9731元。

祥益地產高級分行經理古文彬表示,原業主原本是用家,但因需要離港而決定出售該單位。這位原業主在短短5個月內由用家變短炒炒家,帳面獲利達26萬元或升值9%。
