中原地產 - 梁廣成副區域營業董事表示，近期買家入市信心提升，整體交投氣氛正面。火炭御龍山本月暫錄約5宗成交，市場剛錄9座中層B室，單位建築面積1,817平方呎，實用面積1,411平方呎，4房連雙套房及工人套房間隔，望馬場景，放盤時開價約$2,480萬，日前議價後以$2,368萬沽出，實用平均呎價$16,782。

據了解，新買家為用家，見屋苑環境舒適，單位少有放盤，即把握機會購入單位自用。據了解，原業主則於2015年以約$2,480萬購入上址，持貨10年，是次沽出單位蝕讓約$112萬離場，單位貶值約4.5%。
