中原地產新界東豪宅星凱堤岸分行資深分區營業經理溫志樑表示，樓價正下行，部份用家選擇轉買為租，對樓市觀望一段時間。火炭御龍山最新錄一宗租賃成交，分行最新錄11座中層E室，單位建築面積697平方呎，實用面積543平方呎，2房間隔，日前議價後以$22,500租出，實用平均呎租$41.4。

據了解，新租客為一對區內夫婦，早前沽出同區物業，打算先租樓自住一段時間，見屋苑環境舒適，設大型會所，位置亦方便，即租入單位自住。業主於2012年以$570萬購入單位，是次租出單位可享約4.7厘租金回報。
