中原地產 - 吳嘉權經理表示，近期樓市氣氛正面，交投向好，火炭居屋旭禾苑剛錄中層17室成交，單位實用面積454平方呎，2房間隔，叫價約$510萬，議價後以居二市場價$457萬沽出，折合實用呎價約$10,066。

據了解，新買家為同區客，見單位價錢合理，少有放盤，即買入單位自用。原業主於2020年以$312.8萬購入單位，持貨約5年，是次易手帳面獲利$144.2萬離場，單位期內升值46%。
