灣仔慧賢軒高層2房$780萬獲承接持貨3年單位貶值10%

中原地產灣仔星域軒分行副分區營業經理馮子進透露，分行促成成交單位為灣仔慧賢軒高層2房F室，實用面積385平方呎，建築面積522平方呎。業主打算移民，最終以$780萬將單位易手，折合平均實用呎價$20,260。同類成交追溯至去年10月，高層F室曾以$912萬成交，是次成交價較1年前低14%。

馮子進指，買家屬於用家。原業主於2019年7月以$870萬買入單位，持貨3年，帳面蝕$90萬，單位貶值10%。
