港島樓呎價9字頭平過新界連錄多宗大戶成交

鰂魚涌康景花園3月份暫錄得5宗成交，較2月的2宗急增1.5倍，成交單位中包括數宗大戶型。其中一個3房單位以815萬元成交，其呎價不足1萬元，平過新界樓。

市場消息透露，康景花園B座中層6室，實用面積為847平方呎，3房間隔，原先開價898萬元，後調整至825萬元，最終以815萬元成交，呎價為9622元。相比之下，新界熱門屋苑如沙田第一城最新成交為45座中層B室，實用面積284平方呎的2房單位，以366萬元成交，呎價高達12,887元，比康景花園貴約3200元。

原業主於2010年以635萬元購入該單位，持貨有15年，帳面獲利180萬元，升值幅度約28%。
