二手樓市交投回升，深水埗半新樓愛海頌本月至今暫錄約5宗成交，惟全數蝕讓，其中一伙2房單位最新以670萬沽出，原業主慘蝕233萬。

上述單位為愛海頌1座中層A室，實用面積496平方呎，屬2房1廁間隔，向西南望都市景，最新以670萬元易手，實用呎價13,508元。原業主於2020年3月以903.9萬元一手買入單位，持貨剛剛5年，現轉手賬蝕233.9萬元，單位期內貶值26%。

另外據土地註冊處資料，愛海頌本月錄得4宗成交，皆為2房單位，且全屬蝕讓個案，成交價由680萬至728萬，呎價由13,498至14,918元。其中蝕幅最高為5座19樓C室，原業主於2020年11月以923.1萬元買入，近期以680萬元沽出，賬蝕243.1萬或27%。
