波叔家族自住淺水灣豪宅淪銀主盤7200萬沽波仔妻去年3000萬入市買碧瑤灣

已故「舖王」鄧成波家族的兩項物業去年初淪為銀主盤，並由測量師行代理出售，最近終於售出。消息指，位於太子汝州街3號的全幢4層商住物業，總實用面積約4,096平方呎，以2,200萬元沽出，呎價約為5,371元。

據悉，鄧成波於2019年樓市高峰期以8,300萬元購入物業，現時以2,200萬元賣出，5間物業價值大跌73%，損失高達6,100萬元。

另一宗變賣的物業位於淺水灣麗景園3座高層，實用面積約2,576平方呎，設有三套房及露台，可俯瞰淺水灣泳灘的壯觀海景，此單位以約7,200萬元成交，呎價接近2.8萬元。

資料顯示，鄧成波於2010年以5,500萬元購入單位供家族成員自住，15年間物業帳面增值約30%。

近年鄧成波家族不斷出售物業，然而，去年鄧成波孻仔鄧耀昇之妻葉靄璇則罕有入市，以3,000萬元購入薄扶林碧瑤灣2個相鄰單位。

葉靄璇透過註冊公司Vision Fortune Limited名義，分別以1,300萬及1,700萬元購入碧瑤灣27座高層A及C室2個相鄰單位，實用面積總計2,326方呎，交易總價為3,000萬元，平均實呎價約為12,898元，並包括2個車位。
